Example 2 - The Developer

Our client had speculatively bought a site in London, hoping to build his corporate headquarters and pharmaceutical production facility. The site was somewhat awkward, not least in shape, being narrow and tapered bounded on one side by a main line railway and neighbouring properties on the other.

The client had previously sought advice from various architects and been informed on each occasion that he had absolutely no chance of doing what he had hoped and recommended he simply build a couple of start-up business units. Indeed by the time they had worked out the turning circles for Articulated delivery vehicles the client would be lucky to build on less than 10% of the site area.

Disillusioned at having spent a considerable fortune purchasing this site, he was not a particularly happy bunny when he called in The Billington Consultancy.

As you will gather, we love a challenge, and on visiting the site and having established his requirements, went for a walk around the site. We established an existing redundant access into the site from a nearby road, which although it had not been used for many years could, we felt still legitimately be used as access for the site.

This still left difficult access conditions for the articulated vehicles that would visit the clients business and therefore using our specialist Vehicle Plot Analysis programme and CAD plans we proved these HGVs could safely manoeuvre into, through and out of the site via our proposed one way system.

Our lateral thinking and no nonsense approach resulted in our proving the case to the Local Authority Planning and Highways departments, achieving a planning approval for a major development, utilising some 90% of the site area for floor space, confounding all the clients previous advisors.
